Wearing blue jeans a gray t-shirt and black suspenders and sporting a white pointed goatee he looks a bit like an off-duty Civil War officer. But his easy wave is not at all military. He looks relaxed -- and preoccupied with his plants. He has a lot of plants. A rich green carpet of hostas spreads luxuriously under the shade of two tall trees. Flowers and vegetables fill pretty much every inch of the yard front and back. He s a gardener by hobby and a teacher by profession. Having retired not long ago after nearly four decades at Purcell Marian High School he is now writer-in-residence at Thomas More College. He s a well-decorated poet and essayist and a committed resident of Madisonville. At the risk of a cheesy metaphor he s been nurturing the neighborhood much like he nurtures his gardens since he moved here in 1981. And for a lot of those years Madisonville needed all the nurturing it could get. He led the effort to put in the Madisonville Community Garden on Madison Road and has been a very active supporter of many neighborhood initiatives. For the past year or so long-forgotten Madisonville has been getting some attention in the media for what s being called a comeback. After a slow steady decline over the course of decades suddenly there are new plans new businesses new investments new renovations. I m eager to find out what s happening here from one of the neighborhood s wisest members. He says simply It s happening. Then adds It really is. You see it all around you. The more than 35 years of work and hope and perseverance he s given to help foster the change is palpable in his voice. He agrees to take me around the neighborhood and show me what he means by happening. As we drive down the main streets and side streets he points to homes recently renovated and others that are ready to be. Both of his sons have bought homes in the neighborhood and as we pass them he points with pride at the properties. As we walk the narrow paths between the raised beds Dick names the plants -- pole beans and eggplant tomatoes and leeks collard greens basil parsley sage and on and on. The gardens obviously are well tended a fecund froth of green herbs and vegetables all around us. And there are chickens Clucking In coops Right in the heart of this urban neighborhood. In city-dweller shock I can only manage Chickens Dick gives me a no-big-deal nod. I think we re up to something like 350 of them he says. All of this helps take the neighborhood out of the food desert. As we tromp through the garden he says Back in the dark days this wouldn t have been possible. People were desperate then. They would have vandalized it taken everything. He calls this period back in the 1980s the crack times adding a lot has changed since then. He s quick to differentiate the changes here from the significant gentrification that has gone on in some other communities. This has got a local feel to it he says and it s much more mixed income. Just a lot of hard-working kids moving to the area. And they re politically active. The change is obvious. I m still just not sure why. It s easier to understand why Madisonville had seemingly developed through the years a bad case of middle child syndrome. Surrounded by some of the city s star neighborhoods -- Indian Hill Hyde Park Kenwood Oakley Mariemont -- Madisonville became known as an area you didn t want to go to so much as go through on your way elsewhere. A few major streets run through it -- Madison and Red Bank roads and Erie Avenue among them -- so getting in and out was not a problem. Things hadn t always been that way. Madisonville has a proud history. In 1809 a community called Madison was established here the settlers naming it after then-President James Madison. Apparently another Ohio settlement had the same idea so in 1826 when the village earned its first post office residents added ville to their name. A thriving rural community in the 19th century it continued to prosper as the region s economy shifted toward manufacturing. Until the 1960s Madisonville enjoyed a reputation as a commercial hub and a great place for working- and middle-class families to live a neighborhood more diverse than was typical in the city. But tonier suburbs began to draw the commercial and residential investments and Madisonville declined even as the communities surrounding it flourished. Like an overshadowed middle child the once-vibrant neighborhood faded into the background. In the decades that followed Madisonville made the news it seemed only when the news was bad. It was enough to make long-time residents want to scream Marcia Marcia Marcia. Those times however are a-changin . Early this year a national real estate brokerage firm proclaimed Madisonville Cincinnati s Hottest Neighborhood. People who ve been paying attention locally might not have been all that surprised though most of us probably wouldn t have picked Madisonville if asked by an out-of-towner. New construction and investment along Red Bank and Madison roads have helped revitalize the area which also features a variety of new restaurants and retail stores. The hottest spot surely must be Mazunte Taqueria on Madison where people from all over the city come to line up out the door for traditional Mexican street food. But the Madisonville comeback also includes a lot of activity closer to the heart of the neighborhood primarily at the intersection of Madison Road and Whetsel Avenue. The city of Cincinnati has been buying property near the intersection to the tune of more than 4 million in recent years to support a planned mixed-use commercial-residential district. Dick tells me some of the details but says I really need to talk to Sara Sheets the executive director of MCURC -- the Madisonville Community Urban Redevelopment Corporation. She s a former student he says. He says that a lot -- at least a handful of times since we set off on our tour. After nearly 40 years of teaching high school he s developed quite a list of former students. Sara he says will know what s happening. The MCURC office is located near the Madison-Whetsel intersection next to a former Fifth Third bank that likely will play a leading role in the new business district. Sara greets us with a ready smile. She has been the organization s executive director since 2013 when it received funding to hire full-time staff. Before then she worked as a consultant for the volunteer group helping to lead a 15-month project focused on finding out what the residents wanted their community to be. MCURC then compiled what the website calls a Quality of Life report detailing goals for the next decade. We asked ourselves what we want to be when we grow up Sara says. The report demanded that we make decisions and take action steps. There was accountability built into it. That s what attracted so many people to it. Good planning with a remodeler designer and or architect can minimize the potential problems and sometimes the existing floor plan may only need minor tweaks. This is one of those stories to prove it so. Dana Snyder with Designs on Madison served as the kitchen designer on this six-month project in Anderson Township. The home was built in 1990. We only needed to move a few things and didn t have to take out any major walls windows or doors. But the rest she added was a complete overhaul A blank slate. We didn t reuse anything but the floor and the walls. The homeowner agreed with the plan and because she and her husband have three young children this presented an opportunity to make sure the kitchen was safe while still being functional and that the outdated appliances could be replaced and rearranged. One safety feature included removing the cooktop from the center island -- where the kids often eat and do homework -- and placing it instead in one of the peripheral countertops. I love to cook and we love to entertain says the homeowner. That meant it really had to be very functional. And I wanted a clean modern look that went with the rest of our decor one that is comfortable to meet our style our taste. As with many kitchen remodels the first meeting between the homeowner and the designer involved looking at magazine photos of what the homeowner liked. But he assumed other responsibilities. He ruled the playgrounds at recess and the hallways from first bell to last. He umpired ball games. He settled squabbles and ended arguments. He stopped disputes before they began. He was ubiquitous and he was good at his job too. Real good. If you crossed the line at Johnson Elementary he was the man you met on the other side. His reputation was such that these meetings were few but the results were legend. More than one tough kid emerged from these meetings humbled meek and much better at coexisting in our little corner of the world. Mr. Hostetler was the undefeated and undisputed champion of peace and tranquility. No one absolutely no one disrupted his class or the general civility of life at our school. Mr. Hostetler was a genuine bona fide disciplinarian 1950s style and every year when the back-to-school stampede begins I remember the man and remember him fondly. Before you reached eighth grade Mr. Hostetler inspired fear and respect. Once you arrived the world changed. His achievement was establishing an environment completely conducive to and perfectly suitable for learning. Among other things he had a sense for good theater. When classes started each fall he would write his name on the blackboard -- as if there were any question about his identity. He would call roll and then take a seat on the side of his desk. He would study the faces in the room taking his time creating the proper mood -- general uneasiness -- and after that was achieved he would say Ready or not like it or not I m here to help you prepare for high school. I will give it my very best and I expect nothing less from each and every one of you. By the time I landed in one of those seats Mr. Hostetler s reputation was thoroughly established but we really didn t know that much about him. Stories abounded but facts were few and no kid had the guts to ask him anything about his personal life. It was said that Mr. Hostetler had been a football star at Indiana University a top lineman which would explain the two crooked fingers on his left hand. He did admit to playing collegiate football before there were facemasks but that was as far as he would go. We all felt that this admission was his way of making fun of his look. He was hard and there was no doubt about that. In retrospect Mr. Hostetler was a bigger broader version of the actor Abe Vigoda. He too would have been perfect for a role in The Godfather. He was also believed to be a highly decorated veteran of World War II. Some said he fought in North Africa. Others said he was in the Pacific Theater. It was the Marines. It was Airborne but no one knew for sure or could figure out if this was before or after his football career. Then there was his hat. During the dead of winter he wore this big black fur hat the kind they wore in Russia. Nobody in Southern Indiana had a hat like his or would consider wearing one. We didn t know if he was married or not where he lived or where he went to church or if he did. It was almost as if he appeared when school began and disappeared when it closed. He was indeed our mystery man -- and that made him all the more intriguing. In our community most of the men made their living by farming or in factories. They liked to go hunting and listened to Hank Williams. Buford Hostetler loved books and fine clothing. On weekends he went to cities Louisville Lexington Indianapolis and Chicago. He loved architecture opera and the Philadelphia Phillies. His interests were as broad as the bumper on his Buick. His desk was crowded with fiction and poetry history and biography. On the shelves behind his desk were books on science and current affairs. He brought newspapers to the classroom The Indianapolis Star and News The Louisville Times and Courier-Journal. He encouraged us to read as much and as often as possible. When I showed an interest in Jack London he handed me The Adventures of Tom Sawyer and later Hamlin Garland. He was never sparing when it came to rudimentary courses but he seemed to place more importance on exploring the library and sharing what we found. He literally tricked us into doing oral reports. Mr. Hoard why don t you tell us about the book you are reading the one by Hamlin Garland Mr. Hostetler s tactics didn t work with everyone and were not always popular. No educator anywhere is that good. But he showed many of us that a man could enjoy literature a ballplayer could love history or math and that -- no matter what anybody said back then -- girls could excel in the sciences just as well as boys. He told us -- he showed us -- that there were new worlds and worlds within our reach. He taught us to think big and fight hard. Years and years later when my byline started turning up in newspapers I ran into Mr. Hostetler at a ceremony surrounding the Madison Regatta. His health was clearly failing and his color was not good but his handshake could still bring you to your knees. He smiled and patted me on the back. I knew you would do well he said. You make me proud. Before I could reply before I could thank him he eased me away. Go on now he said. Go Mr. Hoard. You have things to do. Buford T. Hostetler was a man perfectly suited for his time. His ways probably wouldn t play today. But when the kids head back to school I always think of him. He s a man well worth remembering.
