LOOKOUT SEE THE MO VIE 8 BEST THE BEST IN FINE HOMES Observations on Mt. Lookout By Jack Heffron BUSINESS IS BRISK at Lookout Joe coffee shop on this cold Saturday morning. Lazy snowflakes lick the front windows while bundled-up patrons munch muffins and quiche around small circular tables. A jolly middle-aged trio occupies the L-shaped couch at the front of the room flipping through newspapers and chattering as they sip from steaming cups. The two young women running the place really are running to serve the people lined up at the counter. One of those people holds a little dog wrapped in a plaid sweater. Outside on Mt. Lookout Square runners and power walkers swaddled in puffy coats and knit hats thunder past the front window undaunted by the sub-freezing temperatures. Physical fitness is a good thing no question about it but I think some mornings are better suited for a joe than a jog. Many residents of Mt. Lookout however obviously beg to differ. It s not yet nine o clock and they re out in force breath frothing in clouds of vapor as they hustle along the sidewalks. The neighborhood clearly is home to a lot of motivated achievers. I m just killing time waiting for my haircut appointment at Salon M across the street enjoying the rich roasty smells and toasty atmosphere in one of my favorite business districts in the city. While Mt. Lookout and bordering Hyde Park are often lumped together in the minds of Cincinnatians the difference between them is illustrated for me by their central squares. Handsome Hyde Park Square was designed on a grid. The streets are straight the buildings uniform. Mt. Lookout Square is sort of a curvy hilly tangle with Delta and Linwood avenues swooping in and out like hungry birds. Attempts to manage traffic flow haven t completely erased the vague sense that while negotiating the curves an inattentive motorist might kill you. Cthe King Church C 10 BEST THE BEST IN FINE HOMES Mt. Lookout Square which really is more of an oblong wasn t planned and plotted as a business district. It evolved in fits and starts as merchants started clustering around the Delta-Linwood intersection just after the Civil War. The center island was created in 1931 and turned into a parking area in 1952. Certainly not as scenic as Hyde Park Square s green space but nobody argued about adding much-needed parking. There s a rambling practicality here that s part of its charm. It feels more like a small town center than a tourist destination. While it has plenty of entertainment spots -- from Zip s Caf with its famously delicious burgers to the elegant Redmoor entertainment center to the ever-popular Millions Caf and Mt. Lookout Tavern -- the square also offers pragmatic amenities. After my coffee and a muffin at Lookout Joe I plan to get a haircut and pick up three bundles of firewood without leaving the square. If so inclined I also could get an oil change a slice of pizza a brow treatment and a therapeutic massage. I could do some banking see a doctor and buy a board game. The square is the kind of place where a popular sushi restaurant stands cheek to jowl with a TV repair shop. While Mt. Lookout enjoys a reputation as one of the city s toniest inner neighborhoods that reputation rests lightly on its shoulders. As you drive its steep streets admiring the beautiful homes the lack of pretention is obvious. There s an unmistakable lived-in quality about the community. Even the Cincinnati Observatory a well-known and well-regarded local institution sits rather unassumingly at the end of a short residential cul-de-sac. If Mt. Lookout has a rep for being fancy it somehow avoids being schmancy. To get a clearer sense of what makes this neighborhood tick I had earlier contacted a friend Kelly Leon who has lived here since 2009. A communications and marketing strategist at Xavier University and producer of the Cincinnati Business Courier s weekly TV show she knows the city well. But she had reservations about whether or not a neighborhood with such a posh reputation would be right for her. I was moving from a condo into a house she recalls. I was living in Walnut Hills near Eden Park and wanted to stay in the city. And I wanted a walkable neighborhood. I was focused on Northside and Clifton but just not seeing anything that was right for me. Then her real estate agent called her saying he had found a house that offered everything she wanted. It was in Mt. Lookout. I said There s no way I can afford Mount Lookout. What are you talking about I m thinking he s out of his mind. Despite her concerns she quickly arranged a visit. I walked in the back door and immediately fell in love with the house she says. It was perfect. And I was pleasantly surprised that I was able to afford it. Still she says she spent about a week researching the neighborhood getting to know it applying her walkability test. It scored an A . Eight years later the neighborhood s walkability remains one of the qualities she likes most about Mt. Lookout. If I don t want to take my car on the weekend I don t have to she says. I can walk to the square. I do that with some regularity. It s not just restaurants. There are businesses. There s a bank and a drugstore. And I love Nailtique [nail salon]. And I love being so close to [Ault] Park. When we don t have plans on a Friday night it s nice to be able to just walk down to the square. You re tired from the workweek and you don t want to have to make plans or reservations somewhere. It takes the thought out of a Friday night. You can go one place like the Wurst Bar and if it s too crowded you have other options. You know you ll find someplace fun. 11 MT. LOOKOUT SEE THE MO Mount Saint Mary s Seminary The Athenaeum of Ohio (Anderson Township near) VIE 12 BEST THE BEST IN FINE HOMES Moonlite Gardens at Coney Island Since moving in Kelly says she s been surprised that Mt. Lookout isn t what she expected. When I moved in I worried about leaving a diverse neighborhood. But there s more diversity here than I expected as far as age race same-sex couples. There are people who have lived here a long time and there are new people. Lots of families and lots of singles. I m recalling Kelly s observations as I amble into Salon M for my haircut. Early on a Saturday morning there are only a few other customers. Three or four stylist stations line either side of a middle aisle. Throughout the tastefully decorated salon the air is pleasantly redolent with the fragrance of hair products. On the sound system -- the smooth coo of Michael Bubl . Mary Beth Mitchell is the M in the salon s name. Petite with dark hair and dark eyes she welcomes me with a smile and waves me to the back room for a shampoo. While clipping away she tells me she s owned a business on the square since 2007 when she still lived on the west side. I ask her why she chose Mt. Lookout quite a haul from home. She says she d previously worked in salons in Hyde Park and Montgomery and had built up an east-side clientele but she chose Mt. Lookout because it had a reputation for drawing young people. I liked the youthfulness she says. It seemed very inviting. And after 10 years she hasn t changed her mind. I love the vibrancy. There s just a lot of activity on the square. But she s come to learn -- and appreciate -- that it s not just a young-person s neighborhood. I love that there s such a range she says. The square has something for every age group. You have ballet classes for little kids all the way to stretch classes for older people. Places for 20-somethings and for families. There s so much diversity. And they re a tight-knit group. Everybody knows everybody. While the salon draws its clientele from many neighborhoods Mary Beth says the local folks have become a bigger part of her business. I love when people come in and say I just walked here. Even some of the staff walks here. As she rubs a sweet-smelling tonic into my hair I point to the front window where runners scurry past. She says runners and walkers and shoppers keep the sidewalks busy throughout the day and throughout the year. During the heat of summer she puts water bowls by the front entrance so that the many dog-walkers can pause to let their pooches get a quick drink. So while she was drawn initially to the square by its hip reputation she now most enjoys the diversity of ages and the strong sense of community. I m very happy here she says. And business keeps getting better and better. 13 MT. LOOKOUT People think you have to move to the suburbs when you start raising a family. But there are wonderful school options in Mt. When they couldn t find one they made it themselves. They developed a living space that was the perfect marriage of aesthetics and luxury through home automation. The riverside condo was very traditional when the couple began renovations which ended up being extensive. They removed part of the second floor to expand the ceilings and make room for the windows -- opening the space to allow for more light and even better views. To add more living space on the first floor they removed the elaborate staircase opting for a straight modern one. They worked with a lighting designer who teaches at UC. We told her we wanted to design the lighting so that at night we could see the view Kim recalls. We wanted the view to be the thing. He says that by installing indirect lighting throughout the condo at night rather than this glass turning into a big mirror you see the view. The Dracketts also worked with an architect to integrate all the window shades so they re hidden unless needed. The renovation took 18 months and the LEED-certified environmentally friendly smart home reflects all the time energy thought and care that Kim and Susan put into making the changes. A portion of the walls in the dining room is made with recycled coconut palm and the floors on the first floor are cork -- another recycled product one that s quiet soft and absorbs sound. The details are abundant but mostly invisible. There are built-in cubbies in all the wraparound seating in the living and dining rooms -- perfect for storing everything from grandkids toys to board games to holiday decorations. Radiant heaters are placed discreetly throughout the condo to warm the glass keeping the rooms at a comfortable temperature year-round. These hidden details help make the condo ideal for entertaining. In the dining room a bar emerges from hiding at the touch of a button and a dishwasher is hidden behind the COVINGTON 17 FEATURED HOME SEE THE MO VIE 18 BEST THE BEST IN FINE HOMES coconut palm walls next to the sink making post-entertaining cleanup quick and convenient. The TV is stored in a cavity once occupied by the fireplace opening up more window space for guests to enjoy the view. Kim is proud of these hidden treasures as well as the electronic features the couple added. When the Dracketts leave they can press one button that shuts down the entire house. It closes TVs turns TVs off closes cabinets brings down the shades turns off all the lights -- everything says Kim. Upon their return he adds they can press one button that turns the lights on in the entire place opens the shades and makes you feel welcome. The second floor is no less stunning than the first. There are two layers of shades in the master bedroom -- one sheer shade for the morning sun and also blackout shades to darken the room for sleeping. In keeping with the hidden features on the first floor the television in the master bedroom emerges from the ceiling at the touch of a button. There are two bathrooms accessible to the master suite -- one with a toilet and shower and one with a soaking tub and toilet. The one with the soaking tub attaches to another bedroom so when the Dracketts have overnight visitors it essentially becomes a private bath for their guests. The indirect lighting continues throughout the second floor so the view is never hindered regardless of the time of day. The workout room overlooks the Roebling Bridge and downtown Cincinnati but it s the second-floor office that s Kim s favorite and it s easy to see why. Two walls of windows provide another stunning view of downtown Cincinnati and the river. It s easy to imagine watching the Friday-night fireworks from the ballpark and taking in the view of the riverfront -- all from the comfort of a home office. To us it s the best of both worlds in terms of access to a neat area being able to see the view and being in a quiet area Kim says. Susan adds that there is easy proximity to all things downtown and the neighborhood is very walkable. It s neat being on the river because you realize why Cincinnati is here and all that history that brought Cincinnati commerce Kim says. Part of the charm of Cincinnati is what happens on the river -- the commerce the riverboats that kind of show up the cruises -- boats that come up from New Orleans that are going all the way to Pittsburgh. We love walking down here he says. You can go across the Roebling down the riverfront across the People Bridge and then through Newport and walk along the banks and across the Licking River and through the historic district. And of course the condo provides prime fireworks viewing. When guests gather for the Labor Day event they like to spend time both inside and outside on the condo s deck. The Dracketts are native Cincinnatians. They raised their sons in Indian Hill but now spend most of their time in Seattle where their children live with their own families. Leaving behind their masterpiece of high-tech luxury and convenience however isn t easy for them. This condo works so well Kim says. We spent so much time designing the electronics and the lighting. It s a wonderful place to live. 20 ANDERSON TWP Enjoy the stunning views from one of the highest points in Hamilton County. Story by Douglas Sandhage Photos by Kaskel Architectural Photography W hat do you do after you buy a 1980 s house because it has one of the best views of the city gut it and start over You make sure the gathering place -- the kitchen -- in the nearly new house takes full advantage of the view. Sure enough a collaboration that included kitchen designer Kimball Derrick Greiwe Interiors Joe Stewart Builders and Architects Plus did just that. For guests the kitchen and the adjoining porch offer plenty to see and talk about. The ultimate goal is that we wanted more room for entertaining and for cooking the homeowner says particularly during the holidays like Thanksgiving. Now we have lots of room for people to gather and do things at the same time. She adds that the kitchen and the adjoining 675-square-foot screened-in porch which includes a niche for a Wolf outdoor grill is perfect for gatherings of six to 10 people. Both areas she says offer outstanding views of Cincinnati and sunsets. The kitchen redo which included enlarging it by about 20% took about 18 months to complete. The 10 ft. long custom-built range hood and Sub-Zero and Wolf appliances are the homeowner s favorite features in the kitchen. Kimball Derrick noted that while he has designed many range hoods this is the largest one he has completed. We worked on different designs and Doug (Greiwe) pushed for the longer one. The homeowner had an inspiration photo she found in a magazine. We integrated some general features (based on the photo) then added our own details says Derrick. The hood was built at MetalCraft a Cincinnati custom metal fabrication shop. It is made of antiqued aluminum and stainless steel aluminum helping to make it of lighter weight and meant to simulate an antique zinc finish. There is no question in my mind that the range wall and cooking space draws the most attention to the kitchen says Derrick. The range wall is covered with Italian Calacatta-paneled white marble and the countertops and nearly square island with two-inch thick marble of the same. The range hood niche and the antique reproduction armoire next to it is designed so that when people come from the entryway down through the hallway and enter the kitchen this is what they see first says Derrick. It is intended to give that wow first impression 23 FANTASTIC KITCHENS INDIAN HILL Visit Tisdel Distributing in Mason where our more than 160 Sub-Zero and Wolf appliances make for the finest manufacturer showroom in the Midwest. Because the design called for a seamless integration of kitchen appliances the homeowner said she and Derrick started the entire process by visiting John Tisdel s Sub-Zero Wolf distributorship showroom in Mason to review their product offerings. We wanted quality products so we went to the best. The chosen appliances were designed to be placed inside cabinetry and the panels are fully integrated. The freezer drawers are hidden the refrigerator is hidden the dishwasher the icemaker all blend into the cabinetry says Derrick. The Sub-Zero wine storage unit we (story continued on page 24) 24 BEST also placed in the kitchen to help show the wine selection and for easy access. They enjoy wine enjoy sharing it and it becomes a very social part of the house and their lifestyle. The wine unit holds up to 144 bottles with two temperature settings. The collaboration on the house was one of the best I ve ever participated in Derrick says. As a designer I love collaboration because it lets the homeowner get more than the sum of the parts. When everyone is respecting each other s area but adding in it is a fabulous process. A screened-in three-season porch that adjoins the kitchen separated by French doors allows the homeowners and visitors to enjoy what designer Kimball Derrick says is one of the finest dining table views of the city and for sunsets. The 675 sq. ft. porch includes a fireplace a TV outdoor dining table and a built-in Wolf grill. They have one of the nicest outdoor living spaces I ve ever seen he adds. LOOKOUT After giving me a mighty fine haircut Mary Beth gives me the name of a long-time resident somebody who could speak to how the neighborhood has evolved through the years. Cindy Kelly has lived in Mt. Lookout most of her life. Her father now 84 has always lived in the neighborhood. Her mother grew up three streets from the home where Cindy was raised. They ll have to crowbar me out she says with a laugh. Sometimes people ask Aren t you ready to move I say Where To be accurate she s moved several times though always within Mt. Lookout except for a brief time in Hyde Park. My sister lives in West Chester and I tease her that she s in a cornfield. She says You re such a city girl and I guess she s right. I don t want to move to a suburb. She says she likes the activity of being close to the city especially the sounds. From my house I can hear planes from Lunken [airport] and trains on Eastern Avenue. I can hear boats on the river. I can hear the fireworks from downtown. I like that. Having lived here such a long time she s seen businesses and neighbors come and go but she says that Mt. Lookout has retained its fundamental identity. Overall it has evolved -- and probably for the better she adds. It s changed but ... really not so much. Pick a bottle of your favorite vintage from your basement wine cellar and walk out to the golf cart in your garage. Open the door and drive right over to the country club that has a private entrance just for neighborhood residents like you. This is the life that Bob and Farrah Hatfield have enjoyed for the past couple of years in Deerfield Township and they say they will truly miss it. They moved into this spacious four bedroom two-story house in 2015 with their three children and they agree it s going to be tough for them to leave it behind. Upon walking through the front door it s tough for visitors not to be immediately impressed. Through a pair of indoor columns you are greeted by a view of the living room complete with massive windows stretching from the floor nearly to the ceiling offering a view of the outdoor fountain centerpiece on one of two back patios. Beyond the fountain you can see the secluded backyard that gives the kids plenty of room to run and play. Although the house s charm was instantly apparent when they bought it Bob says they wasted no time in making upgrades and adding their own touches. Farrah is a professional home stager and her eye for design is reflected in all the details she s added to the home. She says her favorite project was the dining room which she completely redesigned from the wallpaper to the breathtaking ceiling and elegant chandeliers. She adds with all humility that the room has been a favorite of home photographers and designers since its completion. SEE THE MO VIE 51 FEATURED HOME DEERFIELD TOWNSHIP 52 BEST Farrah also was instrumental in the redesign of the home office restoring the hardwood floor and choosing a new color wall paint that brought the room back to life. Near the office is the first-floor master bedroom suite that includes a hallway leading to the master bath bookended on each side by his and hers walkin closets. The bathroom like the rest of the house is tastefully designed and features three large openable stained-glass windows above the Jacuzzi bathtub. The best part about this bathroom is the water pressure Bob says. I ve adjusted the pressure for the whole house but there s something special about the water in the master bathroom. The other bedrooms belong to the kids one room having its own full bathroom and the other two connected by a Jack-and-Jill bathroom. Their eldest daughter s room is a particular stand out with its vaulted ceiling. The kitchen as with most families is a frequent gathering place and the Hatfields say they are no exception. Counter space is abundant including countertop seating opposite the sink. The cabinets are French-Country style with a windowed corner cupboard. However the focal point in the room is a unique antique center island. The folding wood top is eye-catching and the island is not fixed to the floor so it can be moved out easily should you need more foot-space for teamwork on preparing a holiday meal. The open floor plan in the home creates an inviting atmosphere for guests Bob says adding that they ve hosted parties with more than 80 guests and no one felt crowded. Sunday football games are a huge hit with the Hatfields especially when the weather is nice and the patio doors can be left open allowing freedom of movement and conversation between all of the rooms. Take a walk down the wide staircase from the kitchen and you will arrive in the basement family room. To say this basement is finished would be a terrible understatement. With its high ceilings open space home theater system and stylish bar the basement is an impressive room to entertain and relax in. Next to the bar you ll find the wine cellar complete with its own wrought-iron gate. Past the large playroom you ll find the unfinished portion of the basement which has ample room for storage or a home gym. There is also a separate door that leads directly out to the oversized three-car garage. And if you re looking for fun outside the home look no further than the beautiful Heritage Club located next to the neighborhood. A private member-owned country club it includes a championship 18-hole golf course swimming pool tennis courts and dining areas. For members who reside in the neighborhood there is a private entrance so you can drive your own club cart right onto the fairway (as long as it abides by club standard rules of course). The Hatfields are moving out of Deerfield to custom build their own dream home. However they do not hide the fact that they have loved this home and the area around it which continues to offer new roads amenities and shopping centers. Owner CHRIS NICHOLSON 513.608.5800 CNICHOLSON COMEY.COM 56 BEST THE BEST IN FINE HOMES A house or a home Story by Greg Hoard I WAS 25 YEARS OLD just out of grad school and traveling the Midwest as a self-styled tennis bum. My car was crammed with all the right gear. My head was stuffed with delusions. I had all it took for this tour except one thing real talent. As a consequence I left a trail of losses from Chattanooga to Cleveland and countless stops in between. Along the way I learned a lot about life and -- strangely enough -- something about homes and houses. Something I ve never forgotten. Back then tennis was becoming immensely popular. Tournaments sprang up across the country and we vagabonds were sometimes invited to stay with sponsors and patrons. This was a genuine treat. Our hosts were not pikers by any means and most of us were all too familiar with the alternative -- sleeping in our cars or in cheap hotels where you were inclined to keep your socks on. Maybe because of my futility on the court I was routinely invited to stay with one generous patron after another and what I learned that summer stuck with me far longer than my topspin lob There are homes and there are houses and finding what is right for you -- what fits and feels right -- is not much different from finding your soul mate. At that point in my life I hadn t given any thought to a house or settling down. I was more concerned with professional direction since the one I had chosen was greeted with as much skepticism as my tennis game. At a tournament in Indianapolis my game was standing up a little better than usual and I was invited to stay with a gracious family on the north side of the city. When I arrived at the address I was stunned. The house seemed as large as my frat house back at college. The lawn was immaculately manicured. There wasn t a leaf in sight and you couldn t have found a cutting with a magnifying glass. Trees and shrubs lined both sides of the property forming a natural privacy fence. You could hear neighbors but you couldn t see them. My primary hostess was a tall brunette home from college for the summer. I was convinced that it was she who had prompted my invitation though she maintained a very proper distance. I was invited to take a dip in the pool before supper and told there were showers and towels in the bathhouse. The pool was a treat and the towels were heated. The only thing that would have made matters better would have been winning my next match and spending another night in this grandeur. I didn t. I was shellacked. On the road to Cleveland I couldn t help but think about the wondrous house in Indianapolis. Everything about it was beautiful but it seemed -- and it was an odd thought -- that there were no footprints no signs of life. There was even a room they didn t use. At one point during my stay I was left alone. I decided to explore a bit and ventured into a wing past a marvelously appointed dining room. I stepped into a large room shaped around a white brick fireplace. I sat down on a couch and realized each piece of furniture was covered in plastic. I assumed everything in the room was new and while I mulled over the thought my hostess appeared in the doorway. Um we don t really use this room she said only on special occasions. I jumped up deeply embarrassed but not exactly sure why. Had I tread on something sacred Should I have known better Had I offended my hostess I was filled with questions foremost among them Who has a room that s off-limits I never asked. After all I was raised on a farm. As the miles rolled by on the way to Cleveland I couldn t help but think that for all its magnificence something important was missing. But try as I might I could not put my finger on it. The tournament in Cleveland was a clay court member-guest event at Mayfield Country Club a fabulous old wooded club not far from downtown. My host Harry Reiser was also my partner in the tournament a man in his late-50s with a really good serve and a better sense of humor. Harry s home wasn t far from the club. It was a big old white house with a porch that seemed to wrap around it like a cloak. It sat back from the road oaks and evergreens all around. The windows were wide and tall and when I rang the doorbell a maid greeted me. Mr. and Mrs. Reiser are expecting you she said leading me to the den. Come right on in. Everywhere I looked there was rich wood paneling and deep leather chairs and couches. The floors were dark hardwood dressed with thick Oriental rugs. There was the hint of pipe smoke in the den. The desk -- which dominated the room -- was piled with unfinished work or work in progress. I settled in on one of the couches and was shortly joined by a big friendly mutt somewhere between a setter and a shepherd and no stranger to the surroundings. Her master wasn t far behind. Ah welcome to our home he said. And I see you ve already met Katie. She thumped her tail against the couch and left my side to join Harry. Welcome to our home ... The phrase stuck in my mind. Dinner was superb and I half-expected snifters of brandy and cigars to top it off. But I wasn t in a Raymond Chandler novel. I was in Cleveland. We had coffee on the porch and talked about our semifinal match the next morning. As it turned out we were beaten -- and rather soundly. But I have long remembered that trip from Indianapolis to Cleveland from a house to a home. All my life I have strived to make our house a home and to make all who enter feel comfortable. For the most part I think we ve succeeded. There are certainly footprints all over the place but there is one area where I have failed -- and miserably. The hint of a pipe or a cigar doesn t fly. That s where my wife draws the line. 57 LAST WORDS Plan in real life at The Living Kitchen Twist knobs. Open doors. Compare features.
