Don t wait until it s too late Economic development is a competitive field but some political leaders want to pull up the welcome mat in Florida. A bill in the Legislature would kill Enterprise Florida the public-private partnership that fosters job growth in the state and severely curtail funding for Visit Florida. Both moves run counter to basic business logic You have to keep reinvesting to succeed. The Koch Brothers and some of their supporters in the Legislature think states shouldn t be in the business of offering job incentives. That may be a well-intentioned free-market philosophy but we re living in the real world. Look at the competition Go to and the state is happy to tell you how businesses can get corporate income tax credits of up to 50 percent of a company s state tax liability. has 23 bullet points that outline the state s incentive program. Unfortunately in Florida there s a big feud between Gov. Rick Scott who supports the agencies and House Speaker Richard Corcoran a fellow Republican. A bill in the Florida House would kill both organizations. Editor-in-Chief Kevin Gale Both organizations are widely supported by economic development officials in South Florida who see Enterprise Florida as a key partner in attracting new businesses to the state and Visit Florida as a great collective way of promoting the state to visitors. Yes there have been some issues with Enterprise Florida. One prominent example in South Florida is Digital Domain which was allotted 20 million in incentives. The reality is Enterprise Florida said the incentives were a bad idea but the Legislature put the allocation in a budget amendment. Plenty also has been written about recouping 77.6 million in incentives received by Sanford Burnham Prebys Medical Discovery Institute in Orlando. The reality is state leaders tried a moonshot to attract biotech companies. That is not typical of the day-to-day deals that state and local governments make. Better examples American Express made a 167 million capital investment to consolidate operations in Broward County create 100 new jobs and keep 4 399 others. In Miami-Dade County Telemundo Enterprises invested 250 million and added 150 jobs with a facility that will have 1 100 jobs. Do you think Georgia or Texas would have liked those projects When it comes to Visit Florida tourism is an extremely competitive field. Cutting back ads after the recent Zika scare isn t a smart idea. With some legislators attitudes it really will be Better in the Bahamas. There might have been some oversight issues with both agencies. (I d love to see a return on investment analysis on Pitbull s 1 million deal with Visit Florida.) However the Legislature needs to help fix these important agencies and provide better guidelines and oversight instead of dissolving them. They are too important for the state s economic future. Fashioning a Successful Business BY ANDREA RICHARD Entrepreneur motivational speaker builds success with 35 000 sales representatives T raci Lynn is one productive entrepreneur. Ask her about what she has accomplished in her career and be prepared to hear an earful. She s a designer motivational speaker author wife and mother and she holds a doctorate in theology. And so far in 2017 the founder and CEO of Traci Lynn Jewelry is not slowing down. With the recent purchase of a 20 000-plus-square-foot office space for 3.4 million she s moving her headquarters this spring to an office park near Fort Lauderdale Executive Airport. Her company sells jewelry online with a network of 35 000 independent sales representatives across the United States and in Canada Puerto Rico and the Virgin Islands. This year she plans to hit the United Kingdom and Australian 26 APRIL 2017 COVER STORY Traci Lynn in her office APRIL 2017 27 markets. The company hit record revenue in 2016 Lynn declines to say how much other than it s in the millions of dollars. In 1989 when she was 25 she founded Traci Lynn Jewelry in Philadelphia with just 200. Within a year she grew the wholesale business out of her home with a sales training room she says and employed more than 1 000 independent sales reps. She kept reinvesting her initial investment never took out a loan and grew that 200 into 1 million in sales. In 1994 Essence magazine called her one of the most innovative entrepreneurs younger than 30. She also appeared on Good Morning America. But a few years later she decided to fold. She lost her confidence because business colleagues were criticizing her so much that she lost her passion for the business. She calls it the biggest regret of her career. A MOVE INTO MOTIVATIONAL SPEAKING Her sales training background led her into motivational speaking and she eventually traveled the world talking to Fortune 500 companies. When she hosted her sales training sessions in her home 50 to 60 women would come she says. I was doing motivational speaking but I didn t know what it was she says. Her husband C.B. Burton said she reminded him of Les Brown a world-renowned Traci Lynn has a network of 35 000 independent sales representatives motivational speaker. So she looked him up was struck by what he said and sought him out at one of his talks. I got chosen at random--he said he could hear it in my voice--and I started traveling with him as his opening act. I had no training she says. She just went with it. She worked with him for a year and then went off on her own also while owning some Rita s Italian Ice franchises in the Philly area. In the 1990s she wanted to go into teaching and earned a doctorate in theology and completed her divinity studies which led her to the eventual launch of Traci Lynn Ministries. Through this initiative she visits churches and broadcasts her lectures online. In 2006 she relaunched her jewelry line as a catalog in Delaware selling in three states. In 2008 she went national. Since Delaware was mostly a banking state she moved to the Sunshine State in 2012 for the weather and a place to find her fashionista tribe. In 2015 she added a handbag line and the next year she added a bridal jewelry collection. This year she s rolled out a travel bag collection and a spring summer collection. She has also become active in charitable causes. During the past three years she has raised 300 000 for the American Cancer Society. NOT YOUR TYPICAL OFFICE SPACE The new Fort Lauderdale office will feature a theater-style space to accommodate large meetings a think tank area a video studio and an inhouse photography studio equipped with makeup and dressing rooms. We will change the walls by the season and match up the clothes accordingly she says. If we want to bring something colorful and funky to the website we can do that in a matter of an hour. Lynn is a huge believer in personal development and contributes this passion to her company s culture. She hosts weekly live chats on Facebook to stay in touch swap stories and motivate her sales reps. In addition she uses video chat to be able to respond to inquiries on-demand. I call them the force because they are powerful she says. The independent sales reps also have Traci Lynn University a series of 15-minute video tutorials at their disposal. To join the force individuals pick a kit composed of jewelry pieces and catalogs and open an online store. The kits range from 250 (eight to 10 pieces) to 1 000 with more pieces included. Some of her sales force are highearning executive women who work with Lynn on the side because of the company s personal development opportunities. The most profitable way we do business is in-home parties she says. Even though smartphones keep us constantly wired in women have a particular desire to sit back and chat. For instance wine-down Wednesdays are a popular home party theme. Overall necklaces rake in the most sales. Each jewelry design has a name and a story. For instance the Bumble Bee a bracelet and necklace set from the 2017 spring summer line was created on the principle that it was too big to fly. It defies the odds. That s my story. I defy the odds she says. I ve had failures I have come back I ve risen from the dust like a phoenix. I have endured hardness and toughness made hard decisions and even at the end of the year just like last year came out on top. Doing the right thing. My core value is integrity and to lead with the heart. That knack for leadership and desire to empower others is not only what drives her success it is a unique characteristic of her business model. She calls it passing the MIC --motivate inspire and change. ENTREPRENEURSHIP IS IN HER BLOOD She credits her grandmother for teaching her about entrepreneurship and the fashion industry. It all started for me at 4 years old. I went along selling clothes with my grandmother. She purchased from whole sellers she says. They were really big stores and I would go and hide in the clothes racks. She would bounce back and forth living with her grandmother and single mother. At 15 she opened a hair salon in one of her mother s apartments in Detroit where she lived during high school and college. Her single mother a nurse wanted Lynn to become a doctor but she quickly switched majors from pre-med to business. In college she worked at the Vanguard Group selling investments but had an itch to work for herself. She said on her lunch breaks she would nap at her desk. I was bored she says. Early on after reading a book by cosmetics legend Mary Kay Ash she learned how to establish a direct sales business. While she didn t grow up with her father he coincidentally was a jewelry designer and public speaker too. Having made so many accomplishments and living what seems like three lives Lynn decided to seek balance. Three years ago I decided to merge me into me she says. I had too many lives. So she got focused and blended her life which led her back to doing what she claims she was called to do to empower women and people to live their best lives to motivate inspire and change lives. It s my life s mission she says. It was my mission in life before I started this business. The C-suite panelists gathered Feb. 8 at the Coral Gables Country Club for the South Florida Executive Roundtable an invitation-only luncheon. SFBW was the media sponsor. HOW DOES YOUR COMPANY LOOK AT AND DEFINE INNOVATION MOLINA We like to say that we were born on the cloud. Starting a company nowadays is very different than starting one decades ago--from a pure technical perspective. When you started a company in the 80s and 90s you were not thinking about tech so the way we look at innovation is unique. At CareCloud we are always thinking about design and usability making the system easy to use. We always think about where the market is going. I have to operate with a split brain where I m making sure we are driving deals revenues and opportunity. And I m also thinking about where the market is going three years from now five years from now. How do we Juan Molina take what we have and incubate that idea We either drive innovation or build new capabilities that nobody has thought of yet. NU EZ At Whole Foods we define innovation as introducing something new so it could be a product an idea a platform. One of the top innovations at our company is the innovation summit. This was born on the idea that we all can contribute. We have 5 000 team members here in Florida. We ll talk to team leaders marketing folks and see what they want in the community and we tie that into the new store. We consider ourselves innovators and everyone else imitators. Our strategy is that every store has original design. BESIDES TALKING ABOUT PURE INNOVATION BEING A LEADER IN INNOVATION AND TRYING TO INNOVATE BEFORE OTHERS CAN COPY HOW DO AND YOUR ORGANIZATION INCLUDE INNOVATION IN YOUR PROCESS Juan Nunez ESTRADA Failure is a very important part of the learning process. By having meetings and detailed discussions after the fact when we launch a product we look at what went right and what went wrong. We have a robust development plan and we encourage our employees to come up with ideas. Simply we try to solve a problem that no one is working on or has figured out. We love looking at a small market and see how we can get a lead share. For example Mexico is going through an obesity epidemic. And the employers are very concerned about getting their people healthier. We came up with an application to find nutritionists near their employees homes so they could consult with this person. It was very simple but it opened up a lot of business opportunities for us. THAT BRINGS US TO CULTURE. HOW DO YOU INCLUDE CULTURE OR GO THROUGH THE PROCESS OF CHANGE MANAGEMENT MOLINA I think it has to start at the top. And I think you must be incredibly transparent at your organization. Tell your employees your long-term and short-term strategies where you are and where you want to go. And what that does it spurs innovation. We hosted a hackathon partnered with local Miami coding schools Wyncode [Academy] and Ironhack as an example. We created teams with subject matter experts project managers and developers. They pitched in front of the engineers and we got a platform of real-life capabilities that we could employ for our customers. HOW DO YOU HIRE IN SOUTH FLORIDA ANY HIRING ISSUES ESTRADA With talent we ve got two sides of our business-- the editorial part and content development. For that South Florida has been great and for customer service. In terms of the technical side of that mobile apps there we have a challenge. We haven t found a large talent pool for front-end [and] back-end developers. We do a lot of remote hiring so we have a lot of people working in different places. NU EZ For entry level we have panel interviews of up to 30 APRIL 2017 EXECUTIVE ROUNDTABLE 12 to 17 people so one person doesn t make the decision. What we look for in the candidate is that they have an interest in organic food and well-being. We like to promote from within. We like to train. Once you re with us for a while you can advance quickly. MOLINA I think it depends on the company you have. CareCloud is a health care Roberto Estrada IT company. There s a clear demarcation. South Florida hasn t been great with deep technology jobs. Folks from engineers to product managers it s a challenge. I think what would fix it is more companies showing their success over and over in this community. That will start attracting talent for what we need. Universities are doing an excellent jobs. There are still some gaps on tech. OUTRAM We are a midsize company going through a lot of changes. I think our biggest issue is middle management. It is really a challenge to find middle managers who are adept with change not just in South Florida but generally. Another area that s a challenge is finding people who can mine data. Actuaries. It s a good challenge when you are growing 20 percent plus. MOLINA I would say great ideas are not geographically bound. ON THE CLIENT END HAS BEING IN SOUTH FLORIDA BEEN A HINDRANCE OR HELPED YOUR BUSINESS MOLINA Miami to me has not been a hindrance. We tend to recruit people in the Northeast during the winter time and take them out to SoBe. We use our destination to close deals. ELKINER The biggest thing when we look back at Google and Facebook is that we are losing people to these companies. So we attract people here from [Latin America] or from other places. Over the Richard Outram last three years we ve lost half of our team to the Valley. It is impossible to compete with them. We are talking about an average of 2.7 times than we were paying them. We only lost one guy to J.C. Penney. He just bought a house in Miami and they literally had to buy his house from him to get him to move to Dallas. That is the length they went through to get him to work for their company so that was pretty interesting. When your company needs more Certainty. Influence. Significance. Growth. The tribe never surrendered and lived for decades in poverty but it started gaining an income stream in 1977 from smoke shops that offered tax-free tobacco products. The tribe started the nation s first tribal high-stakes bingo hall and casino in 1979 and overcame strident governmental opposition. These days the tribe has become a business powerhouse with 5 billion in revenue a figure given by James Allen CEO of Seminole Gaming and chairman of Hard Rock International during a 2016 interview. The jewel in the crown is the Seminole Hard Rock Hotel & Casino Tampa which Time to T 32 he Seminole tribe of Florida is making a big move to become more efficient in its business operations by creating Seminole Hard Rock Support Services which will provide staff services and maximize the purchasing power of the tribe and its Hard Rock casinos and hotels. The announcement is another major milestone in the unconquered tribe s journey. It faced decimation after the arrival of Spanish soldiers and accompanying diseases when Florida was settled. Then the U.S. federal government spent 20 million and lost 1 500 soldiers fighting a series of wars Allen and others say is the most profitable casino in the country. Figures provided a few years ago to Florida regulators indicate that the Tampa casino had 887 million in revenue. Given the Tampa operation s success it makes sense that its president since 2004 John Fontana was given the additional role of president of shared services. Fontana also was general manager since the early 1980s of the bingo hall that preceded the casino. The mission outlined for Fontana by Allen will be to reduce overhead while ensuring close coordination among team members at comparable operations according to a Hard Rock news release. Comparable operations for example presumably include the casino in Tampa APRIL 2017 PROFILE and Hard Rock casinos and hotels in Coconut Creek and Hollywood which are near Fort Lauderdale. The tribe also has gaming operations in Immokalee a short drive from Fort Myers and Naples and Brighton which is northwest of Lake Okeechobee. Fontana can leverage purchasing power of those organizations with the tribe s Orlando-based Hard Rock International which has 177 cafes 24 hotels and 11 casinos in 74 countries. Seminole Hard Rock Support Services will ultimately contract with our gaming and hospitality operations to provide some staff services Allen says. STREAMLINING AND A MAJOR ACQUISITION Discussion of streamlining operations started after the tribe s 2007 purchase of Hard Rock International and started crystalizing six months ago Fontana says. There was a lot of duplication of effort in departments such as purchasing information technology security and finance. For example improved IT will allow better sharing of information among properties and help improve marketing Fontana says. He expects some business partners to tie into systems. The move gained even more urgency in September after the tribe announced a deal with an affiliate of Brookfield Asset Management that reunites two roots of Hard Rock International. The Seminoles gained the right to develop Hard Rock properties west of the Mississippi and assumed the licenses for the Hard Rock Hotels & Casinos in Lake Tahoe Nevada Sioux City Iowa and Tulsa Oklahoma and the Hard Rock Casino in Vancouver British Columbia. Allen worked hard for about three years to make the deal happen Fontana says. Allen said he wants to see globally consistent customer services and standards. The moves have major implications nationally because Hard Rock would like to work with other tribes to develop new Hard Rock-branded properties Fontana says. Fontana took a second job with the Seminoles Hollywood bingo hall which made him one of the few tribal employees with gaming experience. His boss asked him to write an operations manual and outline internal controls. Then Fontana become the founding general manager of the casino in Tampa. Fontana s degree of expertise has led to consulting on Indian gaming in several states such as the opening of the Sycuan Casino in El Cajon California and Little Six Casino in Mystic Lake Minnesota which involved partnerships with the Seminole tribe. John Fontana EXPERTISE IN EXPANSION Fontana will bring plenty of expertise as Hard Rock works on future expansions. The roots of the Hard Rock in Tampa were a roughly 20 000-square-foot bingo hall Fontana says. It gained a 250-room hotel and an 80 000-square-foot casino when the tribe licensed the Hard Rock name. It has had two major expansions and one mid-sized one since then Fontana says. A current expansion will add a 750-space parking garage a 30 000-square-foot premium gaming area a state-of-the-art poker room and an expanded porte cochere entrance. Fontana first started working for the tribe part-time as a teenager growing up in Hollywood. His mother worked for the tribe and Fontana remembers visiting the tribe s cultural center and gift shop as a Cub Scout. After graduating from Florida State University with a degree in finance Fontana was waiting for the December financial services recruiting season. Tribe controller Ted Boyd suggested he work a few hours a week in the accounting department and that quickly turned into a 40-hour a week job Fontana says. When December rolled around I enjoyed what I was doing. The tribe was willing to pay me what I would do on Wall Street he says. GIVING BACK TO THE COMMUNITY Fontana also is active on the board of Visit Tampa Bay the region s tourism bureau and has been on the board of the Florida Council on Compulsive Gambling for about 15 years. (Two-thirds of the funding for the council comes from the Seminole tribe Fontana says.) In the 1990s it was not common for gaming companies to acknowledge compulsive gambling issues but the tribe believed it was in the best position to help Fontana says. Hard Rock team members are trained to spot signs of compulsive gambling. Family members can ask that loved ones who have a gambling problem be banned from the premises. Hard Rock also is one of the top givers during Breast Cancer Awareness Month and has an array of philanthropy in the fields of education and child welfare. Fontana points to the tribe s culture as a key reason for that. One of the great joys of my career-- beyond working for the tribe my entire career--is being able to be exposed to Seminole culture over all those years he says. In some cultures people spend ostentatiously to show they are a big shot but the Seminole culture is the reverse You give things away. I like these mature neighborhoods that have been lost in the hotness that all the other neighborhoods bring Martin says. He also thinks the mature neighborhoods offer more stability for developers than a hot neighborhood that could turn cold. Terra also has ventured into more typical suburban areas such as turning a Weston golf course into Botaniko 125 homes designed by architects Chad Oppenheim and Roney J. Mateu in collaboration with Venus Williams VStarr Interiors. Terra Group CEO David Martin says it s all about the neighborhood and who the buyers are. He and his father Pedro started out in South Beach when they launched their company in 2001 and now have 19 residential projects listed on their website. They were one of the pioneers in creating a sense of place near shopping centers with the two-tower Metropolis across from Dadeland Mall in Kendall. They delved into the Edgewater area in Miami when it was rough around the edges and have been a major influence in the rebound of Coconut Grove with the Bjarke Ingels-designed Grove at Some of Terra s projects mix residential and commercial such as Doral Commons 319 homes and 140 000 square feet of retail anchored by Publix and T.J. Maxx. Pembroke Pines City Center will be a 47-acre mix of retail and multifamily homes next to the new Pembroke Pines Civic and Cultural Center. Like a number of other developers he s intrigued these days by Little Haiti which is just north of the trendy Wynwood neighborhood and Allapattah which is near Jackson Memorial Hospital. SFBW caught up with Martin at the 36 APRIL 2017 RESIDENTIAL REAL ESTATE Bjarke Ingels novel design for Terra Group s Grove at Grand Bay APRIL 2017 37 RESIDENTIAL REAL ESTATE to 63rd Street. On sunny afternoons the water has the shimmering turquoise color found in Caribbean beaches. IMMIGRANT FAMILY Both of Martin s parents were Cuban exiles who arrived in 1961. Martin was born when his father was going to law school at the University of Florida in the mid-1970s. Pedro Martin subsequently became one of the first 20 attorneys at Greenberg Traurig. He had many banking and development clients which helped open his son s eyes to the possibilities of working in the industry. While earning an MBA and law degree at the University of Florida David Martin opened a coffee shop in Gainesville without getting permits. That turned into a learning experience on how building departments and code enforcement work he says. The coffee shop became a successful preStarbucks-era venture with 20 employees. However David told his father that he wanted to start doing deals. During his last year in college they started acquiring sites Glass is designed to reflect the natural elements found on Miami Beach sales center for 87 Park an oceanfront project at the northern edge of Miami Beach. Terra donated 10.5 million to help improve North Shore Park next door and 87 Park also will have a private park for residents. Martin is hoping the city seeks proposals to redevelop the blocks of property across Collins Avenue that could create an additional sense of community. Martin showed how the model for 87 Park appears to float above its surroundings. One feature in the design by Renzo Piano a Pritzker Prize-winning architect puts the parking underneath the building so there isn t an unsightly parking podium. The lobby is designed to resemble a French l orangerie a greenhouse type of structure that estates used to protect fruit trees from harsh winter winds. RDAI of Paris is doing the interior design with a color palette that harmonizes with the ocean and sand. The 87 Park site has sand dunes filled with vegetation and a walking path that goes north to Haulover Inlet and south in Miami Beach and he began to learn what it was like to be a developer. Terra s first project during his last year in college was the six-story 33-unit Nautica which is about 20 blocks south of 87 Park near 63rd Street. Pedro Martin was still practicing at Greenberg Traurig when the firm was launched and his son worked out of a coworking space on Brickell Avenue. He really let me fly and make mistakes David Martin says. He helped bring a lot of doors open whether in banking or investments. He had a reputation as a good person with integrity. I had a leg up more than a typical startup for a 23- or 24-year-old. David Martin says learning to be a developer was like being in the hub of a wheel interacting with banking construction marketing sales and legal professionals while thinking about the consumer experience that could be created. I wanted to be a value creator more than a speculator. There is a lot of great emotional reward to be able to develop and create these structures and have people Mary Street will transform a parking garage with ground floor retail and 75 000 square feet of office space 38 APRIL 2017 87 Park is a boutique project at the northern edge of Miami Beach experience them--convert the not-so-great into great he says. He learned a lot about the character of people in different economic times and how to be sensitive to community activists. He found it was important to be more of an educator than a seller not only to prospective purchasers but to neighbors. Every neighborhood has a different characteristic Martin says. You want to try to work in that DNA rather than impose a preconceived idea. FINDING THE OPPORTUNITY Terra kept working on projects on Miami Beach but he saw opportunity in suburbs such as Dadeland and Doral. Cities were trying to create downtown areas and other developers were not appreciating how scarce the land supply was. A few years ago at Botaniko in Weston he saw an opportunity to provide new housing stock in an affluent area that was lacking it. Terra similarly fueled the comeback of Coconut Grove with Park Grove and the Grove at Grand Bay. Grove at Grand Bay gained widespread attention for how its floors twist as the buildings get higher. Some critiqued it as looking like a pile of bar napkins. To architect Ingels and Martin though the design maximized the views and public space while allowing the buildings to relate to each other. In mid-February Terra announced it is teaming with Mayfair Real Estate Advisors to create the first new Class A office space in Coconut Grove in more than two decades. Touzet Studio has been hired to transform part of a public parking garage into Mary Street which will have retail on the street level and 75 000 square feet of Class A office space. Our plan for Mary Street will reactivate a dated underperforming garage through adaptive reuse that generates additional tax revenue for the city without exploiting the site s full allowable density Martin says. He wants the Grove to keep its village-like character but he also sees an opportunity to provide amenities for residents at the new condominiums. Terra was one of the pioneers of redevelopment in Miami s Edgewater neighborhood with Quantum on the Bay which has 51-story and 44-story towers overlooking Margaret Pace Park which had an unsavory reputation. Martin says people s perceptions of a neighborhood are changed by their experiences so he collaborated with the arts community to hold events in the park including a film festival where he provided a check to the winner. Similarly Terra underwrote much of the marketing to gain public support for the general bond issue that transformed Museum Park into a cultural centerpiece. Of course there can be bumps in the road. Terra bought Miami s Freedom Tower famous for processing Cuban immigrants and nearby land but it encountered public outcry over the size of a proposed development behind the tower. The tower was donated to Miami Dade College and Terra subsequently sold the land behind it to an Argentinean investment group. The site has potential for a simple and elegant development Martin says. That part of downtown has a strong need to be intense and developed because it s kind of expanding downtown. Her mother and father operate a mall and her father runs a zoo. But Fearon didn t have an idea what running a business would be like. That is until she went to BizTown at Junior Achievement World Huizenga Center at Broward College as a fifth-grader at Heron Heights Elementary School. BizTown is a simulated city where students take up jobs at storefronts which are sponsored by local businesses. Since 2009 when the center opened at Broward College s North Campus 1130 Coconut Creek Blvd. every fifth-grader in Broward County Public Schools spends a day at one of the center s two BizTowns after going through JA s curriculum at school. The 16 lessons cover saving money using a checkbook and debit cards not spending more than they make and philanthropy. The experience teaches students JA s pillars of workplace readiness entrepreneurship and financial literacy. Fearon is now a freshman business administration major at Nova Southeastern University and though she doesn t remember her job at BizTown she does remember how it made her feel. It was definitely an amazing experience and I wouldn t trade it for anything. Students continue to enjoy BizTown s growth. In September the BizTowns (called the Falcone Family JA BizTown and the Dave & Lorraine Thomas BizTown) welcomed new partners to brand some of the storefronts such as the city of Coconut Creek Health Foundation to from kindergarten because they hear about it from the older kids Supovitz says. One of my students said When my sister was in your class she bought something at the [storefront] that I m working at. She s in ninth grade now so the fact that she even remembered that and told her brother--it speaks volumes. ... It s a very big day for them. While children don t always know where money comes from or what careers personal finance and career opportunities Sallarulo says. All Broward County eighthgraders visit Finance Park for a day. They answer lifestyle questions--like how many vacations they want a year what degree they want etc. Then their answers generate a profile one student may be a married banker at SunTrust another may be a cashier at Publix. Students learn about buying a car loan interest utility payments 401(k) plans and more. BizTown simulates a real city and provides interactive education for fifth-graders. EXPLORING POSSIBILITIES Jill Supovitz admits that she wasn t thrilled about BizTown when she heard it would be one more thing to add to her to-do list as a fifth-grade teacher at Park Trails Elementary School. But today she and other teachers are grateful to JA for BizTown and the opportunities they give students. It s something they look forward they want to pursue Supovitz says going to BizTown is a starting point to reflect on their career goals. And real-life possibilities are exactly what JA is about says Junior Achievement of South Florida s president and CEO Laurie Sallarulo. We always say that we want our kids to reach their full potential Sallarulo says. In order to do that they need the skills the tools. And so we need to make sure that they get those tools and this is one of the ways we do that. Another way is the Patten Family Foundation Finance Park also located at the center with both BizTowns. While similar to BizTown it dives deeper into the economy and focuses on Seventy percent of the children who visit Finance Park are from low-income families and the experience opens their eyes to a bigger world. Sallarulo recalls one student who recently visited said he didn t know any homeowners but it was his dream to buy a home. We can teach at our kids but I know for me even when I was a kid I was like Why am I learning this Why do I need to know this ... You start to create the relevance of why I m in school and learning these things Sallarulo says. [You ask ] why am I learning about personal finance and running a business Then you do it and you go Oh I get this. I m going to have a job like this someday. It s real. 44 APRIL 2017 PHOTO COURTESY OF JILL SUPOVITZ EDUCATION EDUCATION Another interactive way students learn is JA Fellows a program for high school students to work with a mentor to build a business. They participate in a Shark Tank -style competition in hopes of qualifying for the national competition. This year two groups from Broward County reached the Junior Achievement National Student Leadership Summit in Washington D.C. placing third and fourth. Fellows. It s so amazing that every single time that I ended up going to school in the United States I was able to be a part of this and this turned out to be something that has had the biggest impact on my life which is crazy because it s like it was meant to happen. A COMMUNITY EFFORT JA World Huizenga Center is one of education. Corporate and private sponsors have donated to support the annual 4.8 million operating cost. JM Family Enterprises recently donated 1 million which will go toward JA s sustainability campaign to keep the center modern showing how its success is a community effort. As a community we have the responsibility to train young people to become responsible consumers and Laurie Sallarulo at one of the JA center s two BizTowns. JA Fellows also influenced Fearon s career. When she moved back to her home in Jamaica after visiting BizTown Fearon carried her experience with her until returning to the United States for her senior year at Plantation High School where she heard of JA Fellows. She decided she couldn t pass up a JA opportunity. She and other students met after school and worked with a mentor to create One Bodhi Bead a bracelet company whose proceeds supported populations in need. She served as the CEO developing such skills as public speaking. I feel like it was almost fate in a sense Fearon says of being able to experience both BizTown and JA 26 JA centers in the country that have agreements with local school systems for students to experience learning simulations. Besides this agreement JA hosts summer camps at BizTown and this year the organization launched Career Round a career skills retreat that ends with an internship. It s important for us as responsible people to give our students the best opportunities to have a great life and to be good citizens and to be successful Sallarulo says. And success doesn t always mean dollars--it means to be successful in their careers and productive. The community is following JA s lead in investing in children s consumer reliable employees Sallarulo says. JA program alumni such as Fearon already are looking forward to giving back. In the future she wants to encourage children especially young women to be open to exploring the business world. For now her experiences with JA give her confidence in the classroom. She credits JA with giving her not only the tools she needs to be reach her dreams but also the courage to go after them. I honestly have to say my business classes are my favorite Fearon says. I sit in class and everything that s being lectured to me I m [relating] to JA and what I did while I was there. The CEO of the StevenDouglas executive recruiting firm found out his neighbor s foundation had lost some key donation sources during the recession. He stepped forward with the concept for a grassroots fundraiser to raise 100 000 says Seth Levitt executive director of the Jason Taylor Foundation. We sort of laughed at him Levitt recalls. But Sadaka was undeterred putting together a committee of about a dozen people and raised 106 000 the first year. Sadaka has continued to expand the committee and find people passionate about the foundation s mission which provides after-school programs scholarships and poetry competitions for students. Sadaka estimates the efforts have raised close to 1.5 million since 2009 and Levit says they are running at a 200 000-plus rate each year now. Sadaka is having a fundraiser featuring Taylor and students in the foundation s programs on April 12 at his home in Weston and then another Steve Sadaka in June at Smoke on the Water a cigar bar in Weston. One of the foundation s key programs is the Jason Taylor Reading Room presented by StevenDouglas at the Miramar Youth Enrichment Center and New Renaissance Middle School in Iramar. The two-hour after-school program helps middle and high school students with vocabulary development reading comprehension language arts creative writing and math. A full-time education director certified teachers and teachers aides provide a curriculum but there is also help with homework too. About six years ago one of the eighth-grade students in the program was so inspired by a lesson from education director Kevin Sawyer that she came back the next day with a poem. That prompted a poetry corner which evolved into the Omari Hardwick Blueapple Poetry Network. Hardwick an actor artist and poet Levitt has known for about 20 years has written poetry with students during his visits to South Florida and Skyped with them while traveling. The program now encompasses almost every public high school in Broward County plus some schools in Miami-Dade Palm Beach and St. Lucie counties. Kids get up and rap about their life which can include violence and sexual abuse Sadaka says. We have actually prevented suicides because kids felt all alone he says. The program is supported by 42 organizations including foundations universities and businesses. The Jason Taylor Foundation also brought Louder Than a Bomb a poetry competition that started in Chicago to South Florida in 2014. Forty teams participated in 2016 and this year s competition wraps up April 8. The foundation teamed up with Take Stock in Children for the Jason Taylor Scholars program. Students in the sixth and seventh grades sign a contract promising good grades and good behavior to compete for a four-year Florida Prepaid College Program tuition scholarship. Brightline 52 APRIL 2017 Brightline s touchless bathroom have signed up. Florida East Coast Industries the parent of Brightline will move its headquarters from Coral Gables to downtown Miami. MiamiCentral will have more than 800 residential units and a 275unit apartment building is planned next to the West Palm Beach station. THE WAVE STREETCAR Fort Lauderdale is ready to participate in the back-to-the-future trend of building streetcars. Portland Oregon Cincinnati Salt Lake City Atlanta Seattle Tacoma Washington and Charlotte North Carolina are among the cities already using electric-powered streetcars. The 195 million 2.8-mile first phase of the Wave will run from Flagler Village just north of downtown to the Broward Medical Center area near 17th Street. Most of the 13 stations will be built on sidewalks but five will be built in the middle of streets. The project is fully funded and the design-build team will be selected in August says Laila Haddad the consultant spokesperson hired for the project. Some construction activities such as relocation of utilities might start towards the end of 2017 Haddad says. Construction will start in earnest in 2018 and be completed by the third quarter of 2020. After testing and safety certification the Wave is anticipated to open in early 2021. The Florida Department of Transportation is managing the procurement stage of the project but the streetcar will be operated by the Broward County Transit Authority. Funding for the system has come from an array of federal state and local sources including an assessment on properties along the route. The assessment started in 2013 and will continue for 25 years. One rationale for property owners to pay the assessment is higher property values. For example a study in Portland estimated real estate values along the route have increased by 11.63 billion. The study estimated that the streetcar was responsible for 35 percent of the 7.7-million square feet of commercial development along its routes. We feel the advent of Brightline and the Wave coming to Broward is just the beginning of regional transit in the area Haddad says. This is big for moving people and alleviating congestion as well as important for the economic development of the city. A Brightline bike rack USB charging stations and power plugs on Brightline station for Broward County Transit and will have a stop for The Wave Streetcar when it becomes operational. The downtown Trolley in West Palm Beach and Palm Tran buses will connect with the station there. All three Brightline stations are also being designed with expectations that Tri-Rail ultimately will have commuter trains on the Florida East Coast Railway as well. Tri-Rail s Coastal Link identifies locations for stations in all the coastal cities in South Florida. Jack Stephens executive director of the South Florida Regional Transportation Authority which operates Tri-Rail on the tracks along I-95 is looking to partner with cities in developing stations on the Coastal Link route which could run from downtown Miami to Jupiter. Brightline is unique nationally in being the only entity responsible for both the operation of a transit system and the real estate development around the stations Reininger says. The Miami station will have 190 000 square feet of office space in the 2 MiamiCentral Tower and 90 000 square feet in 3 Miami Central. President and CEO Vincent Signorello oversees all operations of Florida East Coast Industries which includes real estate company Flagler Flagler Logistics and All Aboard Florida Brightline which is developing a high-speed rail service from Miami to Orlando. Signorello joined FECI in 2009 from Fortress Investment Group where he was a key member of the private equity team and primarily involved in managing Fortress investment in FECI. Previously Signorello served in Barclays Capital s global commercial real estate group and Lehman Brothers real estate investment banking and finance units. Signorello was named 2016 Ernst and Young Entrepreneur of the Year in the real estate and construction category in the southeast region. He earned an MBA in corporate finance from Boston University and a bachelor s degree from Boston College. Signorello served four years as a commissioned officer in the U.S. Army with escalating leadership roles--primarily in reconnaissance units including cavalry scout platoon leader cavalry troop executive officer and infantry company executive officer. He is one of the founding members of Mission United MiamiDade an organization that empowers veterans and their families to lead productive lives. This conversation was held in the sky lobby at Miami Tower. The moderator was SFBW columnist Stephen Garber who is 54 APRIL 2017 director of Third Level Ltd. an executive coaching and team building company. The following has been edited for brevity and clarity. TELL US ABOUT YOUR JOURNEY AND HOW YOU GOT TO THIS POSITION. After graduating college in Boston I went into the U.S. Army. I was in ROTC while I was in college. After my four years of military service I came back to Boston where I was fortunate to meet my wife and went to business school. Then I went to New York and worked for Lehman Brothers for five years and Barclays for a couple of years. I transitioned into private equity with Fortress. Fortress acquired the company I run today in July 2007 and then a year later I transitioned into the company. BARCLAYS AND LEHMAN HAVE A HIGH PROFILE FOR BETTER OR WORSE. WHAT WAS YOUR EXPERIENCE LIKE IN THOSE SITUATIONS WHAT DID YOU LEARN I chose financial services because I was curious about how companies were making money. Specifically when I went to Lehman I was a real estate investment banker so my coverage was commercial real estate companies mostly public companies and helping those companies raise money in the capital markets helping them merge with other companies and providing other types of financial advice. It served as a great basis for what I do to today which is to commit capital across a number of our businesses. It was a different experience than what I experienced in the military. Investment bank leadership is built around those who make the most money for the bank. Those running the groups inside the bank weren t necessarily the best leaders of the organization but were chosen because of their P&L. On one hand it s important what you make for an organization but it made for a salty group of people who were running the organization at times. YOU LEFT LEHMAN BROTHERS WELL BEFORE THE MELTDOWN BUT WERE YOU SURPRISED ABOUT WHAT HAPPENED I don t know that Lehman was dramatically different than every other investment bank. It was one of the smaller investment banks a boutique in those regards with less of a capital cushion when it ran into trouble. Back to the leadership commentary. A lot of the decisions made in banks are oftentimes not the best decision for the bank but the best decision for the individuals financially. You see how investment decisions are made and where investments are placed. When you see that building up over the course of time and how self interested a lot of those decisions are it was not a big shock to see bad decisions happen because of that particularly during the financial crisis. SOME PEOPLE SAY SOUTH FLORIDIANS ARE IN LOVE WITH THEIR CARS AND WON T GET ON MASS TRANSIT. WHAT S YOUR COUNTERARGUMENT AND WHAT WERE THE GREATEST CHALLENGES YOU HAD TO DATE I just look at I-95 every single day. I can t believe that people punish themselves or their employees. Unfortunately what most often happens is senior executives often live close to headquarters but employees don t live near headquarters so it s actually punishing the employees. If you don t think that impacts how employees operate we should have a side conversation. We evaluated the number of trips among the cities and then tried to understand the capital cost to construct a rail system and then underwrote what the capture rate would need to be to be profitable. All the while traffic kept getting worse and worse and worse. Five or six years ago if you would have asked me when someone got to the station and their destination was not in walking distance I would have told you that we intended to build a shuttle. Uber didn t even exist and now it s a verb. People think very differently about their transportation choices today. WHEN YOU FIRST CAME TO SOUTH FLORIDA AND STARTED WORKING ON THE PROJECT WHAT SURPRISED YOU One of the things that struck me the most when I moved to South Florida--I ve only been here going into my eighth year-- was how different the counties were with Miami-Dade vs. Broward vs. Palm Beach. This really strange point of pride which hated what county the most. I found it odd. The more I dug into it partly based on the assets we owned is the reason these people are separate is they can t get to each other. You can t live in Fort Lauderdale and work in Miami or live in West Palm Beach and work in Broward or Miami. So you are forced to work in these concentric circles because of failing infrastructure. What we believe today is what our train system does is wipe that clean. That horrifies some people. There are plenty of people who live in Broward who say they don t want to be more connected to Miami. Those days are soon over. Ultimately the three counties with Central Florida becomes a mega region where mobility allows people to live and work where you want. It allows them to recreate wherever you want. You can live in Broward and have dinner in Miami and for that not to be a big deal. You can have a drink or go to the Heat game. You can go to the Flagler Museum if you live in Miami-Dade. It changes people s lives. MOST OF THE PEOPLE I RUN INTO KNOW ABOUT BRIGHTLINE BUT DON T KNOW ABOUT FECI. WHAT IS YOUR MISSION WITH THE BUSINESS Brightline didn t exist four or five years ago. When I first came down here people didn t even refer to the company as Florida East Coast Industries. They called us Flagler Development. In fact the public company was Florida East Coast Industries. It was very confusing. The first order of business was to separate the assets of the company ultimately surrounded by the right executive teams and create the value. We are a large commercial real estate owner and developer. We have owned a lot of commercial real estate and sold a lot constantly recycling capital. We are the largest industrial developer in South Florida. We have developed more warehouses here than any other company. We deliver a couple million square feet every single year. We have a logistics business that operates in those warehouse businesses. Until recently we had a telecommunications development business that made investments in fiber optics and cell towers across the United States but we sold that company. Brightline is really two companies. It s the intersection of transportation and the commercial real estate environment around those dense transportation nodes. We capitalize them separately and they have different leadership teams but they are very symbiotic. WHAT DID YOU LEARN FROM MILITARY SERVICE AND HOW DID IT SHAPE YOU AS A MAN AND A LEADER. It was the best experience in my life. I was fortunate in the military to go through a lot of schooling and ended up in a very forward aggressive type of unit mostly focused on reconnaissance missions. The biggest lesson learned was you show up and the 18-year-old kid who has been there 10 minutes longer than you is more valuable than you are. You have to prove yourself to the 18-year-old. Then you have the 30-something platoon sergeant or senior noncommissioned officer who is looking at you and saying I don t know what this individual can add in value. I have been doing this for 15-plus years and now I have to deal with babysitting a 21-year-old kid who just came from college. Figuring out how do I add value to this thing What do you do and how do you make a difference It s a pretty unique issue for a 21-year-old where a few weeks ago you were worried about what you were going to drink tonight. IN ORDER TO GAIN THEIR RESPECT WHAT DID YOU HAVE TO DO You can t ask any of those people to do Micah Gustafson Andre Brown Jorge Brito 56 APRIL 2017 The first Veterans of Influence event was held in the sky lobby of Miami Tower anything that you wouldn t do yourself. It s not saying you will do it but actually showing them you will do it. That is the only thing that will get people on your side. It s truer today than when I was a 21-year-old. IF YOU HAD A 60-SECOND INFOMERCIAL THAT SAID HOW YOU LEAD WHAT WOULD YOU SAY It sounds clich but leading by example showing everybody every single day that you are not going to ask them to do something you wouldn t do. I m a big fan of how our organization where appropriate throws people in deep water and lets them figure it out. You don t do it when if they would fail it s fatal to the company. That s just stupid. But there are tons of situations where you can do that. You also have a responsibility to provide air cover when they screw up because inevitably they will. It s that mantra and that level of risk-taking in having everyone be comfortable with that and be comfortable with immediate feedback--positive or negative. As long as you are attacking the issue and not the human being that works very well. WHAT KEEPS YOU UP AT NIGHT We are launching a train service that hasn t existed in the state of Florida since the late 1960s. The first phase of the project committed 1.3 billion in capital for rail and station infrastructure. We believe deep in our souls we understand ridership. The reality is we will know when we flip the switch on this summer. It s making sure we gain more confidence every single day in the ridership so the revenue profile we committed to relative to the capital works well. WHEN DO YOU EXPECT TO GO FROM MIAMI TO ORLANDO We are just completing permitting process from north of West Palm Beach. We will start that buildout we believe toward the end of this year. That buildout will be approximately 18 months. Kelly is responsible for directing a multi-million-dollar community investment fund and overseeing all administrative duties of the West Palm Beach-based organization. He works across business not-for-profit and public sectors to ensure community improvement initiatives are sustainable and offer systemic solutions. He likes to create opportunities for young people from traditionally under-represented groups in health care. He is also a proponent of harnessing technology and innovation. Prior to his current role he was the foundation s executive vice president. He was also director of agency relations at the United Way of Palm Beach County and regional vice president of Allegany Franciscan Foundation. He has a bachelor s degree in communications from Florida State University and a master s degree in nonprofit management from Florida Atlantic University. Kelly lives in West Palm Beach with his wife Kirra and their four children. He was interviewed by SFBW s Chairman and CEO Gary Press at Eau Palm Beach Resort & Spa. The following transcript has been edited for brevity and clarity. What s your best advice for CEOs on how to work with their boards I m a nonprofit guy and we work with boards as do many of you. There is one rule with working with boards Never surprise them. Communicate communicate communicate. What motivates you My faith first and foremost. I know that s not a popular answer Quantum Impact 82 APRIL 2017 in these contexts but I am motivated by faith because of who I am. And my humble beginnings. Every day that I get up I realize I have an opportunity to make the world a better place one minute at a time. Some minutes are harder than the others. But I am motivated by that idea that I can help make the world a better place. What led you to the field of philanthropy I stumbled into it. I literally worked for a nonprofit years ago and I did what I tell everyone not to do. I quit that job and didn t have another one. My wife and I just got married no kids. We have four now and a dog. And I quit the job and went to Atlanta for a week put in applications and came back to a job at the United Way of Palm Beach County. And I fell in love with the idea of taking wealth resources and helping communities grow and thrive. Can you give us an overview of the Quantum Foundation s mission strategies and what it funds The foundation was created out of the sale of JFK Hospital system. After the wind-down of the sale about 140 million of that went into an endowment and because we were formed out of the sale of a hospital system our focus is health. Our strategies are around better engagement for individuals and their own health. We believe that health is a personal responsibility. We believe there needs to be greater access so a lot of our work is making sure people have places to go for health care. One of the things about Palm Beach is that we are rich in resources but we are disjointed in so many ways when it comes to finding out where things are. So we try to make sure there is strength in the connections in the system. You grew up in the projects which helped spark your passion to help others. What was your life like as a child and how did you break out and go to college It was hard. I grew up in the hood. The thing I say about growing up economically poor is that I never knew that we were poor. I never knew my father so I never laid eyes on the man who is my biological father. I went on to college and realized that my mom made 8 000 a year. My children eat 8 000 a month in food. We never knew we were poor because my mom instilled values. She instilled the value of hard work and she would say Be kind to people. I grew up in a small town in the projects and people in the country would call everybody Baby and say Be kind baby. Growing up in the projects it was hard. The stories that you hear about violence about the need ... it is all true. But the beauty about those environments and those neighborhoods is that you have people who really do care about their children about their neighborhoods and my mom raised us to be caring. My work in philanthropy is contoured by that. And I am empathetic to the people that we serve at Quantum Foundation and to all our partners in the non-for-profit sphere. We had a little saying in the projects it would go something like this You d go to your neighbors and knock on the door. And they would open the door and say Baby what do you need And you d say My mama asked if you got some sugar that we can borrow. Sometimes you didn t have sugar. So we learned how to share we learned how to exchange. All the things that you need to be a community I learned in the projects. Many kids today are growing up without dads putting a burden on moms. How we can we change that and educate young men that they have responsibilities and there are consequences to their actions I think it takes men in communities to speak to men in communities. And you choose a group of people who have succeeded in the anthropological and societal developments--it is when men speak to young men and create rites of passages. I have three boys and with each of our boys we do what is called passport to puberty. My wife did it with our daughter. I take them off for a weekend and I give them the lessons on how to be men. We don t do that enough. So I would say that men should spend time with boys--across the board and not just in any one community. You home-school your kids. What s the logic behind that My wife is a Montessori-trained educator. She loves teaching. The real reason why we wanted to home-school our children is not just for the academic development but we really wanted to instill a certain core value system that we didn t want to put on anyone else to do that. We wanted to do it the way we wanted to do it. The fact that my wife is an educator the fact that we wanted to have both the freedom to develop their core set of values and educate them while was really the decision. It was around character and our ability to educate them through my wife s training. Why Quantum Quantum for me is the best of both worlds. I m a nonprofit guy. I m trained in nonprofits. I m on the board of the Economic Council. Quantum Foundation for me is a balance between understanding the development of business--we were born out of a business--and doing the great work of community service. The board at Quantum Foundation these are captains of industry and men and women who understand business but they have heart for doing community work. And so we get a chance to be innovative. I get to dance on the edge of philanthropy a little bit more at Quantum than I probably could at anywhere else. So that s why. I get more of an edge there. You worked for the Florida Department of Education in Tallahassee for a while I did. I started right out of college. You know government is a trip. What are your feelings about President Donald Trump Oh no. Speaking of why Quantum I like my job at Quantum. So back to working in state government I learned a lot about bureaucracy and in some cases there is a need for it and in other cases you wonder why we should do it. But in the Department of Education because we had a footprint all over the state when I was a much younger man I had a chance to see all the counties and I had a chance to go out and visit. And that started for me a broader view of community work working for the Department of Education. Palm Beach County has some of the wealthiest people in the country along with some of the poorest. How can we better connect them for the benefit of both In this room tonight we have represented some of the most successful 84 APRIL 2017 CEO CONNECT entrepreneurs. We have entrepreneurs we have business folks we have our nonprofit chamber. If we can get this room to begin talking about the community in a different way if we can start to talk about why your company needs families first because the women who come to work for you--and you may not know it--may need families first and caring for their children. The more we can do this we can galvanize this room and thank you for letting a nonprofit guy to come and be part of a business forum because this is more of what we need to do more of this. When we do this we can have that exchange not just of money. Money is a byproduct. It s the hearts that connect because at the end of the day if you re for profit or for not-for-profit you still care about people in the community Faith plays a big part in your life. You recognized a calling to the ministry in 1995 and later started new congregations. What are the similarities and differences between doing a congregational startup vs. a business startup The similarities are around mission and the differences are around motive. And not that there is a bad motive in business because the motive is to create bottom-line profit which you can reinvest in business which I believe then you can do more community work. In the church people want to be on a mission. For every one of your businesses you have mission statements right The people come to the corporation to follow a mission. So everybody wants to be on mission. What I ve learned as a pastor--I m an ordained pastor--is that I believe in the workforce people want to feel a part of something. They want to feel a part of something bigger than who they are. So the similarity is mission and part of the difference is around motive and in business we create margin and profit bottom line to reinvest. In ministry we convert. We want your soul. What if anything keeps you up at night Nothing because I love my sleep. My children keep me up. I don t lose sleep over it but that s the thing that penetrates my heart. It s kind of scary to look at the world these kids are going to inherit. There will come a point in time when civility will demand her place in our society. And I say that because we can only devolve for so long until civility will revolt and say Let s behave. And I ll go back to where I began to what they would teach us in the country where my mother said Baby be kind. Because the one thing about it is going up whatever ladder you never know who you re going to meet on your way down. So at some point in time--I don t know when and I don t think it is political it s a matter of humanity--civility s voice will cry out and demand her place. Because common area maintenance generally includes a pass-through of all ad valorem taxes business tenants also are paying sales tax on property taxes paid to local municipalities and counties. That s an unfortunate coincidence in a state that touts itself as having one of the most competitive tax structures and pro-business environments in the nation and it has not escaped Gov. Rick Scott s attention. At the persistent nudging of numerous heavyweight industry groups such as Florida Realtors the National Federation of Independent Businesses and NAIOP the commercial real estate development association the governor has proposed giving businesses a 1.5 percent cut on business rent taxes as part of his 2017-18 budget. This stands to put 454 million back into business bank accounts. This is not the first time the governor has tried to roll back the business rent tax but this year it is getting some traction in the Florida Legislature which continues in session through May 5. Kyle Jones president of NAIOP Florida and portfolio manager of Fort Lauderdale-based developer Stiles Corp. says the business rent tax puts Florida commercial real estate properties at a pricing disadvantage to other states. It is bad for all business bottom lines. It increases their occupancy cost which consumes resources that could otherwise be used for growth Jones says. Cutting this tax will unleash a new revenue stream for local businesses that will stimulate private sector growth and employment he says. Multiple tax-cutting bills have been floated during the current legislative sesson each varying on how much and which way to taper this tax Exempting a portion of rent and CAM by 10 000 in 2018 and then stepping up that exemption each year until it reaches a full 90 000 in 2026. Cutting 1 percent across the board. Eliminating the sales tax paid on the ad valorem portion of CAM. Exempting leases that are less than 50 000 a year in rent. Economic development experts say the tax puts Florida at a competitive disadvantage with other Southern states--namely Tennessee Georgia Mississippi Texas and the Carolinas-- for large and small corporations. The sales tax on commercial rent means corporate real estate costs are 6 percent higher in Broward County and 7 percent higher in Miami-Dade and Palm Beach counties than they might be in another state. When we are compared directly to other states it puts us at a potential disadvantage says David Coddington vice president of the Greater Fort Lauderdale Alliance. When a company looks at Texas--which also has no personal income tax and Florida directly competes with all the time--then they look at Florida with this lease tax it makes us less competitive. Coddington says when the tax issue comes up during negotiations to nab a new corporate facility economic development officials have to come with other ways to bring more value to the deal to get it across the finish line. We just need to be competitive to increase our tax and job base he says. Freelance writer Darcie Lunsford is a former real estate editor of the South Florida Business Journal. Sony announced the new flagship Xperia XZ smartphone that comes with a 4K display and a 20 megapixel camera with special effects such as highresolution slow-motion video. It also demonstrated the Sony Agent a cross between Amazon Echo and a robotic assistant. Although not yet released the Agent promises more functionality and engagement with a swiveling head and a camera that recognizes its users. Samsung demonstrated monitor-less AR glasses that stream apps videos and games from a smartphone or computer over WiFi. Plantation-based Magic Leap did not exhibit but no doubt the secretive tech startup surely had attendees there looking for new technologies. You ve heard of wearables but a new variation--hearables--could be in your future. Waverly Labs demonstrated wireless earbuds that can translate in realtime as someone speaks a foreign language. BlackBerry KeyOne is for those who still have the finger muscle memory for pounding out emails on a BlackBerry. The Last month the Mobile World Congress in Barcelona Spain drew more than 100 000 attendees. Touted as the largest mobile industry conference where thousands of exhibitors convene to connect with industry experts eager to see what s next for mobile devices and technologies the conference brought forth several notable announcements. Google announced it will use Android Messages as its SMS (texting) platform. It s the next generation of technology known as RCS (Rich Communications Services) which allows app-like functionality to improve user experience beyond simple texts. Some 27 carriers and multiple manufacturers--including LG Motorola Sony HTC and ZTE--will use it. Notably missing are Samsung and Apple however the partners that signed up have more than a billion potential subscribers. If you have RCS and message someone with an iPhone the message will still default to a standard text message. This is good news for Boca Ratonbased 3C Interactive which specializes in customer engagement for large brands and has a lead in RCS delivery for businesses. KeyOne is a new smartphone with a 4.5inch screen featuring a full BlackBerry keyboard replica. The Android device is made by Chinese tech giant TCL and is branded as BlackBerry to target enterprise users who want the keyboard back. BlackBerry the company is still around but now focuses on mobile security software. Nokia also is making a comeback with several new phones starting with the retro Nokia 3310 and continuing through the flagship Nokia 6. As with Blackberry the phones are made by a partner--HMD Global which licensed the Nokia brand. Apple the big player in mobile was missing as an exhibitor but this is nothing new. Apple usually saves announcements for its own events such as the opening of its spaceship headquarters in Cupertino California which is scheduled this month. And I woke up twice. What I exclaimed wondering how the heck she knew this. Well my sleep was interrupted twice so I didn t really get a great night of sleep she said. I was left wondering what was going on. She explained to me that her sleep was all documented on her Fitbit her wristwatch-looking band on her arm. That thing can tell you that I asked wondering how this little band can empower such knowledge. Oh yeah. It can also tell me how many steps I ve taken in a day and I can compete with friends by tracking each other as well she said. I love it because I know I do more than I did before I had this just by knowing what I have done as opposed to guessing or not thinking about it really at all. This immediately got me thinking about how human nature works--how different we are at setting goals and achieving them. I wondered is there a Fitbit for sales Salespeople always are saying they work hard and that there is not enough time to do more than what they are doing. Typically their only measure is their revenue goal. I started to think about sports and the relationship here. I wonder if the Miami Marlins for example decided that winning the World Series was all that mattered rather than how they would get there--as if the coaches said to the players OK just do as much as you can to practice hard throw and catch and let s try to win. If that sounds ridiculous to you why are you doing it on your own team or even yourself To be successful it s not about just the end game. It s about all of the steps to get there. I have always believed that having an activity goal as well as a revenue monthly income goal is important--even more important than the end game. Why Because if you know what you need to do to get there and you do each of those things and it s not working you can readjust. If you don t know and just do whatever you can in hopes of getting there and you don t then what It s too late. Plus you haven t created anything repeatable for future success. Leaders should start by sitting down with each salesperson and working together to create activity goals. Yes activity goals. The reason you sit down with each individual is because each person who s selling for you is unique in the way they address their road to success. Your job is to help them develop activities that best fit them commit to them and track them relentlessly. You can track such things as cold calls networking events strategic alliances and prospect visits for upselling opportunities. The job of a leader is to help salespeople develop repeatable processes that work for them and then coach them through it. Everyone needs help staying on track. Become their personal Fitbit. No not eating spiders or watching people in group homes and certainly not the news today (oh boy). I like the shows that are about things that I can see myself doing--and when they are about positive change. I call it couch potato professional research. I can hold a tune mostly. I enjoy doing so. I m addicted to NBC s The Voice. (Maybe they will have a middle-aged vocalist-wannabe show soon.) My favorite part is watching the celebrity coaches shape the talent on their teams in a way that helps them realize more of their potential--and the amazing transformation in performance that excellent coaching can bring. On ABC s Shark Tank it s fascinating to see the variety of businesses that people create and how they choose to present themselves under the bright lights. I am often intrigued by the insights the Sharks bring into the issues and opportunities they present. And it baffles me how people would have a oncein-a-lifetime opportunity and go onto the show unprepared. When you want to influence others know who they are and what they want. My current favorite is CNBC s The Profit. Entrepreneur Marcus Lemonis goes into troubled businesses and chooses to invest or not based on three key attributes people process and product--all of which lead to (his) profit. People The way I see it he cares about the staff and protecting jobs. He watches listens and learns from the people who actually do the work. He decides if the people--including the owners--are committed and talented. He engages with the owners to find out if they can work better together and if they will put their egos aside for what is in the best interest of the business. If he doesn t believe in the people he won t invest. As a friend and client of mine used to say Business is two-thirds people and one-third process. Process Lemonis looks for ways to fix or improve the process. It is all about execution. If the process can be made to work significantly better generating more profit then he will invest. How effectively and efficiently we do what we do determines if we can be successful. Product Lemonis needs to see that the product has a market and effectively serves that market. He often finds hidden gems inside the business that are more valuable than the primary product. Likewise your product or service must truly meet the needs of your market. Ernest Gearhart Collection HistoryMiami Museum 1962-024-136 Getting South Florida Moving Flagler s railroad opened Miami to visitors residents With a 9.9 billion budget the Florida Department of Transportation employs thousands of professionals whose mission is keeping people flowing in and around Florida safely. In South Florida officials spend millions of dollars a year keeping the system running. But before Interstate 95 the Port of Miami and Miami International Airport South Florida had a railroad. Near the end of the 1800s Florida was uncharted territory waiting for someone with a keen eye for development and progress to shape it. It was devoid of people but full of promise. Florida s potential for development big business and tourism lured many developers to the turquoise waters we call home. Visionaries from across America but especially from the South needed a new means of revenue after the Civil War changed the scope of business. In addition to the changing financial structures of the South the once-booming industrial revolution grew stagnant. Developers needed a new conquest. Cue Henry Plant a development tycoon from Georgia. With a history of building railroads and managing steamboats he looked to try his luck farther south. In 1882 Plant started constructing a system of railroads that eventually became part of the Atlantic Coast Line Railroad. These rails opened Florida s west coast to tourists looking to escape the harsh northern winters and Plant built six hotels in a little over a decade. This transformed Tampa from a small town into a flourishing city with a strong economy. On the other side of the state Henry Flagler was hard at work as well. Originally falling in love with St. Augustine after spending his honeymoon there he returned to Florida with a vision that came to fruition in 1888 with the completion of the Ponce de Leon Hotel. With a beautiful hotel Flagler decided to build a rail system that would lead to it. In 1894 he built a bridge over the St. John s River to attract patrons. After success in northeast Florida the Great Freeze of 189495 made Flagler think about South Florida. He met with Miami developers Julia Tuttle and William Brickell who offered enticements to bring the Flagler touch to Miami. In 1896 Biscayne Bay had its first rail station. That same year residents of Miami voted to incorporate the city. In the years following Flagler dredged canals made streets and provided Miami with updated water and power systems. Flagler s final major project in Florida was the Key West extension. He hoped to connect the Florida Keys to the mainland breaking ground in 1905 after the United States announced the Panama Canal. It wasn t completed until 1912 thanks to three hurricanes but it opened with fanfare. Flagler himself was on the inaugural trip from Miami to the Keys. Transportation in Miami has developed beyond trains. With more than 271 million transit users in 2014 and 207 billion auto miles driven in 2015 transportation is a key part of Florida s everyday operations-- with rail buses seaports and more all making up South Florida s interconnected transportation system.
